Denver, CO

Wind Crest Campus is a full-service, maintenance-free senior living community, which sits on 140 acres. The campus is comprised of three residential neighborhoods, one of which was recently completed in 2007. Each neighborhood houses approximately 500 Independent Living Units, 3 two-story Community Buildings, an Extended Care Center, a Maintenance Wash Bay and Yard, Gatehouse, Chapel and bridges and links necessary to provide a campus wide enclosed and conditioned circulation route. The Residential Buildings are between five and six stories, all featuring a walkout patio at the terrace level and total approximately 2,303,024 square feet.

An extensive Master planning effort was undertaken prior to beginning any construction to determine, among several items, the optimal systems and capacity for HVAC, electrical distribution, natural gas, telephone, and cable TV. Estimated utility loads were developed for all building of all phases. In addition, a phasing plan was developed for each utility to minimize outages during construction. Meetings and ongoing discussions were held with utility providers Excel energy, Comcast, and Qwest to explore options for providing utility services and rate structures.
