The fifth phase of an office park development is an approximate 250,000 square foot, ten-story office building. The project included core and shell, finish out, and a five-story above ground parking garage. The project includes a conference center, lounge, and coffee bar as amenities for the building tenants. The building was designed with energy efficiency in mind utilizing water cooled vertical self-contained units at each floor with an energy recovery ventilator located on the roof ducting outside air directly to each of the units. The building is provided with stairwell and elevator pressurization systems and is designed to reduce the smoke transfer in the event of a fire and allow a safe means of egress for the building occupants.
